Period Former Coach House

Roof Conversion
CHALLENGE

The owner of this attractive period former coach house set in an idyllic rural setting close to Framlingham and the Suffolk Heritage Coast contacted us to discuss making changes to a flat roof over the billiards room.

The flat roof looked awkward and unimpressive compared to the rest of the property. Internally the ceiling height made the billiards room feel enclosed and lacked natural light. There was also the challenge of working around the billiards table which, was too heavy to move.

SOLUTION

A pitched roof conversion with an open vaulted ceiling was suggested. The owner was concerned about covering up one of the windows to a bedroom, so we came up with an alternative suggestion. The bedroom window was left glazed to create a gallery to overlook the billiards room. Kingpin trusses were handcrafted by our sister company Church & Gooderham Bespoke Joinery (based just 7 miles down the road from the property) and craned into place.

SOLUTION

To increase the natural light into the billiards room, a stone mullion window which was found under a tarpaulin on-site was fitted to a new opening, increasing natural light. Insulation boards were fitted in the underside of the roof to increase insulation and new roof tiles were laid to tie in with the appearance of the rest of the property, making it seem that the pitched roof had been their all along.

OUTCOME

The interior of the room was rewired, plastered and painted to the customer’s request. The final result is an airy games room, flooded with light that now offers a symmetrical roof line to the whole property.

 Some words from the owner:

“A good company to deal with, a high standard of work polite staff. Always happy to
recommend and continue to use you.”
